Whether you are interested in building a conventional home or prefer to homestead off the grid, access to the bare essentials will depend on where the land is located. The cost will differ greatly depending where on the map you plan to live.

Is water available?

City water is available in some areas, generally within the city limits. Where the city water main is in the street directly at the property line, the cost to connect can range from approximately $8,000 – $10,000. The farther the water main is from the lot line, the higher the cost. When a lot is too far from the water main, connection may not be an option.

A couple alternatives to city water are hauled water and drilled well. Hauled water, the more cost effective option, is a source that can be utilized. The City of Rio Rancho has a Bulk Fill Station was created at the corner of 21st Street NW and Northern Boulevard. The water fill station was created to make available potable water for domestic use. The cost is $10 per 1,000 gallons.

A private well may be a more practical option, but not an inexpensive option. Depending on where you are in Rio Rancho Estates, a private well can range from $40,000 – $50,000+ (range determined by depth).

A shared well could be an option if a neighboring lot with an existing well is available to tie into. This of course is only available by the lot owner. If an option, it is significantly more affordable than drilling a private well. In most cases, you’ll simply pay a monthly or quarterly fee to the owner for usage.

Is gas available?

Natural gas is available in the City of Rio Rancho. If the gas line is directly at the front of the vacant lot, the cost to connect can range from approximately $2,000 – $3,000.

Liquid propane is a popular alternative in areas where natural gas may not be available. Liquid propane can be leased or owned. The cost of a residential propane tank can range from $1,500 – $3,000.

When compared to the cost of a privately owned propane tank, natural gas could be the better alternative.

Is electricity available?

Electricity is available throughout most of the City of Rio Rancho. The exact distance, cost and availability to connect will vary by specific location. If electricity is at the lot line, the cost to connect could range from approximately $6,000 – $60,000+. The wide range depends on whether power will come from an overhead or underground cable and how far away it is.

Is sewer available?

City sewer is available in most of the City of Rio Rancho. In some areas within the city or in rural parts of Rio Rancho Estates, a septic system is the alternative. A septic system can range from approximately $6,000 – $8,000+ depending on the size of the lot and the specifications of the desired system.
