Parking an RV, 5th wheel trailer or similar recreational vehicle is not permitted on vacant land anywhere in Rio Rancho. A recreational vehicle does not qualify as a mobile/manufactured home, whether or not it is properly registered with the Motor Vehicle Division.
As specially defined by Sandoval County, a “Dwelling Unit” means a structure, part of a structure, manufactured home, modular home or mobile home that is designed for residential occupancy that contains one or more connected rooms and a kitchen and bathroom(s).
The term “dwelling unit” does not include recreational vehicles.
Sandoval county only permits one single-family detached dwelling per lot. A recreational vehicle (RV) or similar vehicle shall not be occupied for dwelling purposes unless located in a recreational vehicle (RV) park.
You might be ale to request a variance for permission to live in an RV, 5th wheel trailer or similar recreational vehicle while your home is being built. However, the variance is only temporary. The limited time frame can range from about 6 to 12 months. You should consult with the Planning & Zoning Department in the City of Rio Rancho or Sandoval county for details.
While you may see RVs, 5th wheel trailers or similar recreational vehicles parked on vacant land as a residence, those individuals may have a variances or may be violating the covenants and restrictions, so don’t view that as permission to do the same.
